Program capital carries its own eligibility rules, timelines and documentation. We screen early for fit, estimate the effect on the capitalization and coordinate with the program lenders and administrators who issue the commitments.

SBA 504
SBA 504 gives operating businesses long-term, fixed-rate financing for the real estate and major equipment they use, often with a smaller down payment than a conventional loan. It works well for manufacturers, distributors, hospitality operators and healthcare providers buying or building their own facilities. We check eligibility, compare the structure against conventional options, and coordinate with the bank and the certified development company that fund the loan.
HUD Multifamily
HUD programs offer long-term, non-recourse financing for multifamily and residential care properties, on terms few other lenders match. The tradeoff is a longer, document-heavy process. We screen projects early, estimate how HUD terms compare with conventional debt, and coordinate with the approved MAP lenders who underwrite and submit the application. Macallan does not issue HUD commitments.
C-PACE
C-PACE finances energy efficiency, renewable energy and resiliency improvements through a long-term assessment on the property. It can apply to new construction and retrofits, and in some states it can recapitalize eligible costs already spent. We check the local program rules, estimate the eligible amount and coordinate consent from the senior lender, which is usually required.
Public Incentives
Tax abatements, PILOT agreements, brownfield programs and state incentives can change a project’s economics, but each comes with eligibility rules and its own timeline. We identify the programs a project may qualify for, estimate their effect on returns and loan sizing, and plan the application steps so they line up with the financing schedule.
